Meet Chattanooga Property Manager Frank Proctor

What is your role at Pointe Property Group?

I lead the property management team as we handle the daily operations at properties in our management portfolio; in addition, I lead the facilities maintenance team at all of the properties in our maintenance portfolio.

How large is your facility (sq. ft.)? In other words, how much space do you manage?

Pointe Property Group manages several different commercial properties in Tennessee. These properties total almost 500,000 square feet.

How did you get involved with facility management?

When I graduated from high school, my dad asked me if I wanted to go to college or join the work force. I chose to get straight to work.

What is the biggest challenge you face in your current role?

I’m detail oriented. I never let the little things slip through the cracks. It is my greatest strength, but I have to be sure that efficiency and attention to detail are not detrimental to company goals.

What has been your biggest success story in your current role?

Pointe Property Group is the property manager and facilities maintenance provider to a 350,000 square foot office park in Chattanooga, Tennessee. Through the implementation of my energy efficiency strategy, Pointe Property Group saves the landlord around $80,000 to $100,000 annually, without diminishing the quality of service to the tenants.

What is your best piece of advice to others in your role?

There’s always a way to keep more of your money in your own pocket.

What’s your favorite part of your job?

That moment when I hangup the phone, and all of the tenant’s issues have been resolved.

What’s unique about your specific role with your company that may be different from another facility manager’s role?

My employer is a great leader. Imagine you are on a sports team. Normally, your boss would, allegorically, be the coach assigning everyone their role and leading from the sideline. But, my boss is like the captain of the team. He is leading from the field with you, and he trusts you to run the game plan that we’ve been practicing leading up to go time.

Describe what a day in your role looks like.

I kiss my wife and our 3 beautiful daughters goodbye every morning. I turn on the lights when I get to work, and I turn them off when I leave. I get home, and I’m always greeted by those same beautiful ladies.

How does having a clean building help your business?

Clean buildings are healthy buildings. You do not want to go to a filthy hospital when you are sick, and you do not want to go to a filthy office when you are working.

How does preventative maintenance create value for you, or your business?

I preach efficiency to my teams. Performing both routine and situational preventative maintenance leads to long term efficiency which leads to long term profit.

 What is the biggest facility management trend you are seeing right now?

More and more properties are utilizing digital climate control in their facilities.
